Selling a property

You need a certificate before the house goes on the market. I do the survey, lodge it on the national register and send it over. It’s then good for ten years.

Letting a property

You’ll need one before you advertise, and most rentals have to be band E or above to be let at all. If yours comes in lower, the report shows what to fix first.

Expired, or never had one

Certificates last ten years, and some homes have never had one. There’s no paper renewal, so it’s a new survey either way. Same goes if your lender wants a current EPC for a re-mortgage.

What happens on the day

I go round each room and take measurements and photos. I’ll look at the walls, any insulation I can see, the boiler and controls, the windows and the hot water. Then I lodge the certificate and email it to you.

What the letter on your EPC actually means

Your home gets a score based on how much it costs to heat and run. The higher the score, the better the band, from A down to G. The certificate shows two bands: where the house is today and where it could be with the recommended work.

The gap between them is the bit worth reading. It tells you which job to do next.

  • Legally required before a home is sold or let in England and Wales
  • Valid for ten years from the day it’s lodged
  • Band E or better is the current minimum for most domestic rentals
